The slowing increase in housing rents in the United Kingdom over the past three years has regained momentum. Tenants are being warned that they will face more challenges in the coming periods. According to data from the real estate site Zoopla, the average rent for new leases increased by 2.6% in July compared to the previous year. Although this rate remains below the general price increases, Zoopla predicts that annual rent increases in privately rented properties will reach 4% or 5% by the end of the year.

The decrease in the number of available rental properties and high mortgage interest rates have led potential first-time buyers to turn to renting, increasing competition in some areas. Zoopla's Managing Director Richard Donnell stated, "Our latest report shows how sensitive the rental market is to modest changes in the number of available rental properties." Donnell noted that increasing the number of rental properties is the most sustainable way to enhance rental options and ensure long-term stability in rental levels.

The Tenant Rights Act, which came into effect at the beginning of May, is considered one of the biggest changes in the sector. However, the increase in rental costs had recently entered a period of stagnation. Rental rates, which fell to 1.6% in February, have started to rise again since then due to the decrease in the number of available rental properties in the market. Currently, each listing receives an average of more than 5 inquiries. Although this is far behind the long queues experienced for properties post-pandemic, it is recorded as the most intense competition in the last two years.

While demand for rentals is particularly high in London, it is also emphasized that there are differences in areas where rents are increasing. It is stated that tenants in less costly areas have the capacity to cope with rent increases, while in the most expensive areas, rents are already pushing the limits that tenants can afford. Zoopla emphasizes the need for more high-quality rental properties, arguing that to provide tenants with more options, improve costs, and create a more stable rental market, supply must be increased.
